Any reason for buying an investment property before buying yourself a house?

I have no need to move out yet.

Plus the investment property doesn't cost me anything right now, (rent covers the interest, taxes, insurance and small payments) and will allow me to sell it in the future to put a down payment on something here.

I bought it on my LOC, and just pay that down with every pay.

pretty good. The CC is nice, but im glad i leased and only have another year with it. Really nice car, but I like something a little more fun. Might get an ecoboost FX4 f150 when i turn in the CC. We had also gotten a jetta sport wagon , but someone rear ended it and ran. Luckily my VW dealer hooked me up and i was able to trade it in unfixed for a new passat. But two sedans is proving pretty impractical, so im anxious to get a truck.

I do keep getting emails every time the person who bought my csrt brings it in to the dealer for something, at least they are taking good care of it lol.
